01What AIS is, and is not

Asia Investors Society (“AIS”) is an intermediary and advisor. It provides research, information and introduction services that connect principals and capital partners. It does not pool, hold or manage investor funds or assets.

Nothing on this website is investment, legal, tax or accounting advice, or a recommendation to enter into any transaction.

02No offer or solicitation

Nothing on this website is an offer, invitation or solicitation to buy, sell or subscribe for any security, real estate or other asset, or to enter into any agreement. Mandate teasers describe opportunities that principals have authorised AIS to present. They are not offers.

Any transaction is subject to a signed NCNDA, counterparty KYC, due diligence and definitive written agreements between the parties.

03Information from others, and what is verified

Teaser information is as stated by the mandate holder. It has not been independently verified unless the data room says so.

Values shown or discussed are indicative and as stated by principals. They are not valuations.

Capex ranges, entitlement probabilities and timelines, and other estimates are AIS’s indicative estimates, based on the information available. They are not a substitute for a contractor’s BOQ, a statutory approval or a professional valuation.

An AIS Deal Score is an analytical opinion at a point in time. It is not a prediction of return and not a guarantee of any outcome.

04Track record and figures

Figures describing the founder’s career, including career transaction value, are cumulative across his roles with other organisations. They are not a record of transactions completed by AIS. Mandates listed on this website are mandates in hand, not completed transactions. Past transactions and past performance do not indicate future results.

05Market commentary and forward-looking statements

Capital Notes and other commentary reflect the author’s views on the date shown and the sources cited. Markets, regulations and entitlements change, and AIS has no obligation to update any note. Statements about the future are opinions, not promises.

06Conflicts of interest and fees

AIS earns fees on closed transactions, on terms agreed in writing with the principal before any introduction. Where AIS also provides delivery or project management services on the same asset, both engagements and their fees are disclosed in writing to every principal before either is signed.

AIS has an associated entity, BlueKey Hospitality, which provides hospitality capital advisory. Any engagement of that entity on an asset that AIS is also working on will be disclosed in the same way.

07How AI is used

AIS is an openly AI-native firm. AI tools help prepare research, extract data from documents, draft analysis and route enquiries, and a person approves every introduction. AI tools can make mistakes, so do not rely on content on this website, or on material you receive from AIS, without carrying out your own checks.

08Do your own diligence

Real estate transactions in India carry title, entitlement, regulatory, tax and counterparty risk. Before acting on any information from AIS, carry out your own due diligence and take independent legal, tax and financial advice.

09Confidentiality and intellectual property

The content of this website, including the AIS name and logo, the AIS Deal Score™ framework, and the text and design of the site, belongs to AIS or its licensors. Do not copy, reproduce or distribute it without our written permission, except for personal, non-commercial reference. Information shared beyond a teaser is confidential and governed by the NCNDA you sign.
