Capital Notes

Indian property won't blow up in 2027. It will split.

The three triggers behind the viral 2027 property-boom call are real but overstated, and with rates rising and launches outrunning sales, 2027 looks like a dispersion trade, not a broad repricing.

Key takeaways

A viral thesis says Indian property prices will blow up in 2027 on three triggers: gold curbs, a US green card freeze, and corporate land buying for data centres. Each trigger is real. Each is overstated, and the macro tape is moving the other way: the RBI raised the repo rate to 5.50% on 7 October, its first hike since February 2023. (7)(8) Our read: no broad repricing in 2027. A dispersion trade, where a few corridors and asset types re-rate and generic residential does not.

The claim, tested

Gold: one channel shut, not the asset. SEBI directed fund houses to stop fresh money into gold fund-of-funds from 16 October. Existing SIPs continue and gold ETFs stay open (1)(2). FoFs hold about 34% of mutual-fund gold assets; the 66% held in ETFs is untouched (3). Physical gold remains buyable. The measure is a rupee defence amid current-account pressure (2), and that matters more than the curb itself. The same stress that closed the FoF window is raising the cost of the leverage property buyers rely on.

NRIs: a targeted freeze, a mixed signal. On 8 October the US Department of Labor suspended PERM processing, the first step of an employment green card, for eight named firms: Microsoft, Adobe, Cognizant, Infosys, TCS, Wipro, HCLTech and Capgemini (4). It is not a blanket ban on Indian nationals (5). A rupee near ₹96.7 to the dollar, close to its record low, does stretch every remitted dollar (8). But an H-1B holder facing visa uncertainty protects liquidity first. Buying a home in India follows a certain return; it rarely precedes it. Expect more enquiries and more resale of NRI-held stock, not a clean demand wave. The widely quoted rise in NRI share of deals, from 7–10% to 18–20%, traces to secondary sources that call it a projection; we could not find a primary dataset (11).

Data centres: real, concentrated, power-gated. TCS bought 88 acres at Bopkhel, Pune, for ₹640.5 Cr, about ₹7.3 Cr an acre (implied), and was allotted 200 acres in Anakapalli, Andhra Pradesh, by the state government (9). An allotment is industrial policy, not market price discovery. Lodha's commitment is larger than the viral figure: a 2.5 GW park in Maharashtra, where Amazon and STT have bought land (10). Hyperscale demand clears where substation capacity, fibre and water already exist. It will reprice those parcels and their immediate buffers. It does not lift a 2BHK in an unrelated suburb.

What the tape says

  • Supply is outrunning demand. Top-7 city sales rose 3% year on year in Q3 2026 to about 1,00,220 units, while launches rose 18% and unsold inventory rose 12% to about 6.31 lakh units (6).
  • Prices are rising, not spiking. Average prices rose 7% year on year in Q3 (6), against 21% for 2024 as a whole (12).
  • Money is getting dearer. The RBI moved its stance to calibrated tightening, and the 10-year yield closed the week at a three-year high (7).
  • Equity stress cuts both ways. The Nifty's eight-week losing streak was the longest in 25 years (7). Falling markets create sellers who need liquidity as often as buyers who want safety.
  • NCR is flat. Q3 sales fell 1% year on year to about 13,765 units (6).

Launches growing six times faster than sales, with rates turning up, is not the setup for a broad 2027 spike.

Where value is likely to move

  1. Land with power, near committed data-centre capacity. Parcels within reach of allocated substation capacity around the Maharashtra and Vizag clusters, priced off industrial comparables, not residential ones (9)(10).
  2. Completed, income-bearing assets. The viral thesis says NRIs want rental income with principal safety. That logic points to pre-leased and ready assets, not speculative under-construction stock.
  3. Motivated sellers. Higher rates and an equity drawdown create owners who need liquidity: developers carrying inventory, promoters facing margin calls. The 2027 edge is buying from that stress, not chasing the narrative.

What would change our view

  • The RBI reverses to cuts and the rupee stabilises, while launches fall back below sales.
  • The PERM action widens beyond eight firms and produces actual return migration, not just anxiety.
  • Equity weakness persists into 2027 with sustained SIP outflows. Some reallocation to property would then be plausible, into completed, income-bearing stock first.

What this means for capital

  1. Don't underwrite a broad 2027 price spike. Underwrite location-specific catalysts.
  2. For data-centre land, the diligence item is power, not acreage: substation allocation, transmission timelines, water rights.
  3. For NRI demand, build or buy for returning families: ready-to-move, school-catchment, completed stock. Expect more NRI resale supply alongside it.
  4. Use rate-driven stress to buy, with time on your side.

Limits of this note

The figures come from published research and press reports of filings and policy actions, not primary filings. The NRI share figure and some deal acreages rest on secondary sources, and the PERM action may widen or reverse. Quarterly data shows direction, not a forecast. This is not investment advice. Disclosure: AIS accepts land and income-asset mandates and may benefit from interest in these segments.
